The Problem

Summit Realty is a brokerage covering a fast-growing county, with agents who know the neighborhoods and a website that was invisible to the people searching for them. For their core searches — homes for sale in specific towns and suburbs — the firm appeared nowhere on Google Maps, and local pages on the site were thin one-paragraph placeholders.

The Solution

We ran a local SEO program over five months with four workstreams. First, the Google Business Profile: rebuilt from an unclaimed account into a fully completed profile with correct service areas, hours, categories, and a photo set that gets updated monthly. Second, citations: we audited and corrected 35 directories where the firm's name, address, and phone did not match, fixed two duplicate listings, and registered the business on the platforms Google pays attention to. Third, reviews: a process that asks every client for a review at closing, with responses handled promptly and professionally — the profile went from 14 reviews to 96 over the period, with a 4.9 average. Fourth, content: each service area got a genuine local page written from market knowledge — prices, neighborhoods, commute angles, school zones — not spun placeholder text, plus a monthly post on the profile.

Technologies Used

Google Business Profile optimization, citation management across 35 directories, a review capture system, and local landing pages — with map-pack position tracking for 18 target searches each month.

Business Impact

After five months, the firm ranks in the top three of the map pack for 12 of those 18 searches, and phone calls from the profile have increased 44 percent. The agent team now has a repeatable system: the review request goes out after every closing, and new listings go live with proper local pages from day one. The program continues on a monthly retainer, because local rankings need maintenance the way a car needs oil.
